Building Your Dream Home

Thank you for selecting Edgewater Homes to build your new home! We know you have many builders to choose from and we thank you for choosing us. This will be an exciting time for you, with many decisions to make and progress to oversee. The building process can seem daunting at times, but with this guide we hope to relieve some of the burden of not knowing the process.

If you ever have a question or a concern, no matter how small it may seem… please do not hesitate to call us. We will spend a lot of time together over the next year and look forward to a pleasant working relationship.

Phase One
  • Contract signing, deposit paid, loan approval
  • Plans are reviewed to determine any changes or special requests
  • Forward base plan and any changes to the engineer for drawing & approval
  • Forward plan to the truss engineers to design the roof trusses
  • Site plan & survey is ordered
  • Drainage, sewer, & utility locations are determined
  • Site plan is created
  • Florida energy calculations are determined
  • Once the truss engineering is completed, plans go back to the engineer to "stamp" and approve the completed set
  • Prepare package and take to the County to apply for a building permit
  • Permit application approved, building permit issued, next deposit due
Phase Two
  • Clear land, bring in fill dirt, level and grade lot
  • Fill compaction test
  • Concrete contractor and / or surveyor stakes an outline of the house
  • Plumbing & electrical lines are roughed-in
  • FEMA / spot survey is ordered
  • Pre-slab inspection
  • Electrical floor outlet is installed
  • Concrete slab is poured
  • Exterior block work is completed
  • Rebar and steel is installed in empty block "cells"
  • Tiebeam inspection
  • The empty block "cells" are filled with concrete
  • Roof trusses set, hurricane straps are wrapped around trusses
  • Roof plywood sheathing is installed, roof "drip edge" is installed
  • Roof "dry in" inspection
  • Interior walls are framed
  • Roof is shingled
  • Security systems, plumbing, electric, HVAC systems etc. are roughed in
  • Windows and exterior doors are installed
  • Bathtubs are set (except master bathtub which is installed after the tile)
  • Framing inspection
  • Mechanical inspections (electric, plumbing, HVAC)

Phase Three
  • Insulation is installed in living area ceilings
  • Insulation inspection
  • Hang drywall
  • Marble Window sills are installed
  • Water/ sewer impact fees are paid
  • Stucco work completed on exterior
  • Pool shell is formed
  • Measure for cabinets in kitchen and bathrooms
  • Soffit & fascia are installed
  • Finish drywall (tape & texture)
  • First coat of paint is applied
  • Garage door is installed
  • Utility service is connected
  • Driveway cut and culvert pipe is installed
Phase Four
  • Pool tile is completed
  • Countertop templates are made
  • Install wall tile in showers & tub areas
  • Hang interior doors & trim
  • Walks & driveways are poured
  • Well is installed for irrigation
  • Final survey is ordered, elevation certificate
  • Final coat of paint is applied to interior & exterior
  • Pool deck is completed
  • Countertops are installed
  • HVAC trim out is completed, HVAC unit is delivered
  • Electrical trim out is completed
  • Security system, gas, central vacuum trim out is completed
  • Floor tile is installed
  • Mirrors and shower enclosures are installed
  • Toilets & plumbing fixtures are set
  • Measure & order carpet
  • Finish grade is completed
  • Irrigation system is completed
  • Sod is laid
  • Carpet is installed
  • Appliances are installed
  • Final inspection and Certificate Of Occupancy ("C.O.")
